Odds are as a home buyer, you are not really familiar with the process of hiring a home inspector. Buying a home is a stressful and deeply personal process, having that potential home inspected will be the best thing you do. Here are some tips to keep in mind when hiring a home inspector.

  •  Ask for references.

Call previous clients to ask about the inspector. Was he on time for the    inspection, did he provide a report, was he professional, were there any areas missed during the inspection that came up later, etc.  Look into their rating and reviews online. Check out our reviews here.

  • Ask if they are insured.

Make sure the inspector in insured to avoid any lawsuit in case of an accident. Also ensure they have “errors and omissions insurance” this will cover you incase anything is missed during the inspection and comes up at a later time.

  • Ask if they perform repairs of just home inspections.

Make sure you hire an inspector and not a contractor to inspect your home. This would be a huge mistake. Anyone who inspect a home is not allowed to perform repairs as it is a conflict of interest.

  • Walk with the inspector, ask questions during the walk.

It is important you understand what the inspector is doing and looking for.  Just careful not to waste their time with insignificant questions.

  • Know what the inspection include and does not include.

A complete home inspection covers every aspect of a property’s condition and can alert you of existing or potential problems. However, depending on the type of house you are purchasing, the location and the loan method, additional inspections may be required.

  • Price.

The reason this question is last is because cheap is not better.  An inexpensive home inspector may lead to unpleasant surprises later on with a costly effect on your wallet. Things may be missed or not reported correctly. Understand what inspections are needed in order to buy the home. Make sure they are all included in the price of the inspections. Not doing so could lead to a delay on the closing, not being able to get the correct insurance coverage and additional inspections to be conducted at your expense.
